Sun Valley houses as we see them

Sun Valley sits in its own valley, with Sparks on the east side and Reno on the west, close enough to our base that it's a regular drive for us. Most of what we work on here is single-story, a mix of manufactured homes and older site-built houses with some newer ones in between, and plenty of them haven't had anyone look in the attic or under the floor in years.

Out toward the edges of the valley, an older county plan described lots of mostly one house to the acre, and those places still feel more rural. That mix shapes the job, because a manufactured home's shallow roof cavity and the insulated belly under its floor call for different work than a ranch house attic with a full hatch and room to crawl.

What to check before work starts in Sun Valley

Sun Valley isn't incorporated, so the building permit for an insulation job comes from Washoe County rather than a city office. The county issues permits for any project that isn't on its list of work exempt from permits, so before we start I check what it asks for at your address and we take care of the permit when your job needs one, which can add some lead time before the crew shows up. On any contractor you're considering, look for a license from the Nevada State Contractors Board, which the state requires before anyone even bids on work that alters a house, and a Washoe County business license, which the county requires of any business that comes into the unincorporated county to work. We're fully licensed and insured.

What moves the price is mostly what's already in your attic and whether it has to come out first. Clean old fill that only needs its gaps sealed and a top-up of blown-in insulation, loose fill we blow in through a hose, is a much smaller job than an attic where the old material is soaked or full of droppings, and the schedule turns the same way, on the permit check and on any removal that has to happen before new material goes in. It's the same picture we see in Spanish Springs and the other cities around Sparks, and when I come out I'll walk you through what your house needs and what to fix first.

Why Sun Valley houses run drafty and cold

Washoe County designs houses here around a 17°F winter night, and a night like that is when every gap around the attic hatch, the can lights and the plumbing pipes shows up as a drafty bedroom and a bigger power bill. We start with air sealing, closing those gaps before any insulation goes on, because insulation laid over an open gap just has warm air pulling through it all winter. Before anything gets sealed, I check the gas appliances and how the house gets fresh air, since a tighter house still has to breathe safely.

A lot of the attics we open up here have only a few inches left, packed flat or stained, so old material that's wet or dirty comes out before new goes in. We keep the eave vents clear and the coverage full out at the edges, where it's usually thinnest, so the attic keeps breathing and the rooms below stay even.

How it works when you call us in Sun Valley

  1. Call or send a message

Call (775) 447-1072 or use the form with your Sun Valley address and what you're noticing, like a hot upstairs, cold floors or a power bill that keeps climbing. We'll set a time for me to come out.

  2. I come out and look

I do every estimate myself, in person, so it helps to clear a path to the attic hatch and the crawl space access before I get there. I'll check how many inches are up there and look at the framing, vents and any old material.

  3. Go over what I found

I walk you through what I saw and what should be fixed first. If there's a roof leak or old wiring, I'll tell you to deal with that before you spend money on insulation.

  4. Handle the permit and prep

If you go ahead, we take care of any permit the job needs and set the date. On install day we cover the path to the hatch and protect the rooms below.

  5. Install and walk it together

Our small crew does the install, and I'm on the job with them. Before we pack up, we walk the finished job with you so you can see what went in and where.

Insulation questions from Sun Valley homeowners

How much does attic insulation cost in Sun Valley, NV?

The price comes down to how big the attic is, how many inches are already up there and how hard it is to get into. A shallow roof cavity on a manufactured home takes different work than a walk-in attic over a ranch house, and the more gaps there are around lights, pipes and the hatch, the more sealing the job carries. I'll go over what yours needs when I come out for the estimate.

Who can get a building permit for insulation work in Sun Valley?

In Washoe County, an owner/builder permit goes only to the homeowner, and other residential permits go to a licensed contractor. So when we do the work and it needs a permit, we pull it, and you can look up how that works on Washoe County's permit review page.

Does an insulation contractor need a license in Nevada?

Yes, anyone who builds or alters a building in Nevada has to be licensed by the Nevada State Contractors Board, and they need that license before they bid. The state does exempt repair work under $1,000 in labor and materials, but not work that needs a building permit, work that's part of a larger project of $500 or more, or heating and air-conditioning work, so ask to see the license before you take a bid.

What causes cold floors in Sun Valley manufactured homes?

Cold floors in a manufactured home usually come from the belly, the insulation and wrap under the floor, when it's sagging, torn open by animals or wet from an old plumbing leak. In a site-built house it's usually a crawl space with thin insulation and open gaps along the edges, and we look under the house at the estimate to tell you which one you've got.

What is the best way to insulate an older home in Sun Valley?

For most older houses here, the best way is to seal the gaps first and then top up the attic with loose fill, because that gets you most of the benefit for the money. Spray foam costs more and seals air while it insulates, so I only point you there when the ductwork runs through the attic.

Can my family and pets stay home while you insulate our attic?

Usually yes with loose fill, because the work stays in the attic and the rest of the house carries on as normal. Spray foam is different, since it comes with a re-entry time, the wait before you can come back inside, set by the foam maker, and I'll tell you that wait before we book the day.
