Why is my house still drafty with insulation in the attic?

Air sealing services close the gaps where air slips between your rooms and the attic, crawl space or outside. Here in Sparks, that's usually what finally fixes a drafty room or a hot upstairs that more insulation never did. At Complete Sparks Insulation Services, we seal the holes first so the insulation over them can do its job.

Most calls I get start with a room over the garage that won't stay warm, cold floors, or a power bill that keeps creeping up. The cause is usually a lot of small holes for pipes, wires, lights and the attic hatch rather than one big one. The price mostly depends on how much of the attic we can reach and how much old insulation sits on top of those holes, especially if it's soaked or full of droppings and has to come out first. The schedule turns on whether a roof leak or old wiring needs fixing before we seal, and on what the city asks for at your address. The estimate at your house gives you your own number, and if you're already planning attic insulation, that's a good time to look at both.

What our air sealing service involves

I start by looking at how your house gets fresh air and how its furnace, water heater and any other gas appliances vent, because a tighter house changes both and I'd rather catch a problem than seal it in. Then we check the attic for roof leaks and old wiring, and if either turns up, I'll tell you to fix it before you spend money on sealing. Once the attic is clear, we pull back the old insulation and seal the gaps where the walls meet the ceiling framing, the pipe and wire holes, the light boxes and the hatch, and we put solid blocking over the bigger openings so they stay shut. We keep the eave vents clear, since burying them is how moisture ends up in the framing. If hidden leaks call for a blower door test, I'll say so before anything gets closed up. We finish by putting the insulation back evenly, out to the edges, and cleaning up after ourselves.

Air leaks don't stop at the attic. On a lot of houses we also look lower down, where air comes in under the floor along the band of framing on top of the foundation, and basement insulation closes that up if your house has a basement. Where gaps are large or ductwork runs through an unheated space, closed-cell foam insulation, a dense foam that also blocks moisture, seals and insulates in one pass.

  • Sealing plus a loose-fill top-up

This suits most attics, because caulk, canned foam and solid blocking close the gaps for less money, and fresh blown-in fill, loose material blown through a hose, goes right back over them. It's what I recommend unless ductwork runs up there.

  • Spray foam where the ducts run

Foam costs more, but it seals the air while it insulates, so it earns its price when your ducts sit in the attic and need to end up on the sealed side of the house. For a bare attic floor with no ducts, I'd usually skip it.

Air sealing services in Sparks: permits and who can do the work

The City of Sparks lists examples of work that needs a permit, such as furnaces and water heaters, roofing, and adding or moving plumbing or electrical. Air sealing isn't named on that list, but that doesn't settle whether your job needs one. Before work starts we check with the city for your address, tell you what it asks for, and take care of the permit when your job needs one. That matters most when the safety check turns up a furnace or water heater that needs work. A Nevada state license doesn't automatically mean a contractor is licensed to work in Sparks, and you can check that on the city's building permits page. The Nevada State Contractors Board also sets a limit on how large a contract each licensed contractor can take for one client on one site, so on a bigger job, make sure that limit covers yours.

Most attics we open around Sparks belong either to older homes with settled fill and unsealed light boxes, or to newer houses where the hatch and plumbing holes were left open when the insulation went in. We see the same gaps on jobs in Reno and Spanish Springs, so we seal them before we top anything up.

Air sealing questions from Sparks homeowners

Is insulation enough to stop drafts in my house?

No. Insulation slows heat moving through a ceiling or wall, but it doesn't necessarily stop air moving through it. In an attic that's already insulated, the fix is sealing the ceiling joints and every hole for pipes, wires and lights, then putting solid blocking over large holes and open soffits, like the tops of dropped ceilings over cabinets.

How much does air sealing cost in Sparks, NV?

Air sealing doesn't have a set price, and I won't quote one until I've seen your attic, because the number of gaps and how hard they are to reach drive the cost. A house with lots of can lights or plumbing runs, a crawl space to seal as well as the attic, or ductwork that calls for foam costs more than a simple attic with a few open holes. The estimate at your house gives you the figure.

How do I find hidden air leaks in my attic?

Small leaks are hard to find yourself, especially under layers of old insulation. The usual way is a certified home energy auditor with a blower door test, a big fan that pulls air out of the house, and an infrared camera that shows where outside air gets in. If your house looks like it needs that, I'll tell you at the estimate. The test can pull dust and pollen inside and has lifted vinyl flooring that isn't glued down, so point out any loose vinyl beforehand.

What is the best order for air sealing and adding attic insulation?

Seal the major leaks first, because once new insulation goes over them they're buried and hard to reach. If you're planning to add insulation, make air sealing the first step of that project, and that's how we schedule it.

Will air sealing affect my furnace or water heater?

It can, because a tighter house changes how fuel-burning appliances get their air. Without enough of it, moisture and harmful gases can build up, and an appliance short on oxygen may give off carbon monoxide. That's why the fresh air and venting check comes before any sealing. Guidance also calls for a combustion safety test at the end of each workday while sealing is under way, with any backdrafting, exhaust spilling back into the house, fixed before testing goes on.

Do recessed can lights need covers when you air seal an attic?

They do if they aren't ICAT rated, built to sit in insulation and stay airtight, because guidance calls for covers over can lights that aren't. Hot flues get similar care, with metal blocking and collars around them, and I'll show you how we'll handle yours at the estimate.
